Hi guys,
Over the weekend we have hit our first problem with our build, even though it is not a major one. The problem is the people who own the land next door have started to build about 5m from our fence line (this is basically what we were going to do too. The problem crops up that our zoning guideline states that we cannot be within 15m of a dwelling not in our ownership.
We basically have 2 options the first is the easiest and probably the one we will go with.
1. Move the house location physically on our block so we are not within the 15m restriction zone. This will reduce the distance to our fence on the other side however
2. To get planning permission from the local council to override the planning restriction. This could be a costly and drawn out process with no guarantee of success so you can see my reluctance to go down this path.
We will hopefully make a decision over the next couple of days and I will keep you all informed about our progress

ReplyDeleteJust wondering you happened to be building in Inverleigh? Your photos look quite similar to our block in Inverleigh. We are starting the owner builder process very shortly. Have you had any problems with the Golden Plains Shire?

hey Anna, no we are building in Teesdale. No we havent had any probs with Golden PLains Shire in terms of the building process have you? We didnt need a planning permit for our house though, which made things much easier. Have u got everyone set up when do you expect top start construction.

ReplyDeleteI am about to get underway with our project in melbourne and my wife and I are actually attending a owner builder course tomorrow night to try and mitigate some of the risk.
We have some tradesman within the family and found this as the easiest way of being able to use them as many builders wanted to use their own people.
We also were quoted by a project manager @ $850k so that made the decision a little easier to take.
Will be interested to see some updated photos of your progress.
